To ensure that every project is carried out in an orderly and timely manner and it is kept within the client's budget and schedules, the company uses a four step process. These processes are Inception, Design & Development, Implementation and Close Out.

Inception
- Discussion to identify the client requirement.
- Disclosure of an initial budget as per the design.
- Finalization of the design and the preliminary budget.
- Sign off on the consultancy or construction agreement

Design & Development
- Preliminary designs are provided to the client.
- The designs are refined according to client requirements.
- Completion of architectural drawings and obtaining final client approval in the three-stage process.
- Completion of engineering designs and obtaining final client approval in the three-stage process.
- Completion of budgets and submitting the final Bill Of Quantities (BOQ) in the three-stage process.
- The client and AnthSeb agree upon and finalize time plans.
- The client is provided with the full consultancy contract document
- The client is given the finalized project plans, designs, and drawings.

Implementation
Implementation is the third stage of the process at which point AnthSeb liaise with other parties to fulfill the requirement of the project at the Implementation stage:
- Evaluation of probable contractors is conducted for procurement.
- Main contractors and sub-contractors are selected through a tender process
- The project is awarded to selected parties to commence with construction.
- Management of all aspects of the construction process.
- The budget and cash-flow are monitored during the construction process.
- Forecasts are provided in relation to engineers estimates.
- Evaluation of probable contractors is conducted for procurement.

- The project is awarded to selected parties to commence with construction.

Close Out
Close Out is the final stage where AnthSeb carries out final evaluations
At the Close Out stage:
- Final certifications are obtained after inspections.
- The project is handed over to the client with all relevant handing over documents

The project management and monitoring activities of AnthSeb ensures a saving at various stages of the process such as the initial design and final certifications. Clients are guaranteed a saving between 10% -15% or above.

Design Management Mode
This mode consists of following operational components.
- No architectural services will be provided.
- Structural services only at the request of client.
- Providing building services designs, clarifications, related services.
- Providing cost management services including certification of sub-contractor bills.
- Recommend specifications.
- Periodical construction supervision, quality management and make recommendations to improve quality.
Fee structure is negotiable.
Project Solution Options
Construction Management Mode
This mode consists of following operational components.
- Providing necessary architectural clarifications and related services if necessary for the existing designs
- Providing structural designs, changes, clarifications and related services if required
- Providing electrical and plumbing (Building services) designs, changes clarifications and related services if required.
- Providing cost management services (i.e.: preparation of BOQ, BOM, extra work valuation and other related cost consultancy work).
- Recommend specifications.
- Selecting and engaging subcontracted and direct labor.
- Labor management.
- Construction supervision, certification of subcontractor bills, monitoring BOQ BOM, and specifications.
- Customer Management
Client to provide all necessary materials, area for labor accommodation and accommodation, stores storekeeper, water and electricity and construction equipment.
The fee structure is negotiable.

Total Project Solution Mode
This mode consists of following operational components.
- Recommend the suitability of land for construction both technically and legally.
- Assist in legal approvals related to the project.
